80 Ann is what happens when an office tower is designed to fit into the climate and lifestyle of South-East Queensland’s dynamic and growing economy. Comprising 28 office floors, from Level 2 to Level 31 (excluding the plant floors on Levels 6 and 15), every aspect is designed to contribute to productivity, efficiency and a healthy working environment.
Designed for productivity
The side core configuration provides large regular floorplates - uninterrupted by the core and service risers - which can be easily subdivided and suit both cellular and open plan office layouts. This freedom of design allows you to create and adapt your density mix to suit any situation.
Bring the light
80 Ann provides for 80% of the floorplate to be within 12 metres of a natural light source, through the clever consideration of the core to façade setback, size of the glazing and external impediments. The ability to use a floor for maximum productivity is generally dictated by how much of the floor can be seen from the entry of the lift lobby: 80 Ann Street provides for over half of the floor to be seen from this vantage point when entering the floor.
Façade and structure specifications
80 Ann has a contemporary design based on a standardised grid throughout, lending an elegant symmetry to façade, structure and ceilings. The façade of the tower is formed by unitised curtain walling in repeating module sizes, comprising thermally enhanced extruded aluminium frames with structurally bonded floor to ceiling vision and spandrel glass.
This facade system contributes to outstanding performance against all the key measures for building efficiency, including solar heat gain, thermal conductivity and visible light transmittance. External sunshades are also integrated into the curtain wall system so as not to compromise system performance while preserving the architect’s original design intent.
Contiguous Workplace for Ultimate Flexibility
In a typical building, the structural constraints placed on a floor plate by columns, building services and risers can dramatically impact fit out and workplace flexibility. 80 Ann, however, provides an exceptional 83% of the NLA in a clear contiguous zone of 1,329sqm. A fully accessible raised floor system is provided, offering a dedicated tenant cabling zone. The structural system also allows for 5% of the floor to be utilised for heavy loading areas, such as compactus.
Finished to Perfection
Every office floor is finished in high quality commercial grade carpet tiles, while circular columns in the office areas are an exposed off-form concrete finish. A continuous recessed double blind pelmet box and single motorised blind are included in the base building, connected to the BMS with manual override.
Mechanical System Specifications
The mechanical systems are specifically designed to accommodate local environmental and seasonal conditions in South East Queensland, which allows 80 Ann to meet peak cooling loads and occupant comfort levels without the use of the blinds. Building operating hours are automatically extended to cover 7.00am to 7.00pm Monday to Friday (excluding Public Holidays), allowing for far more workplace flexibility. Tenant call facility for after-hours air conditioning is also available via the Smart Building Integration Platform.
Ensuring Security at all Times
The Security System provides 24-hour security services including: CCTV coverage of the building exterior and the common areas of the building, access control of building entrances for both vehicles and pedestrians, security speed stiles to lift banks, intruder detection to common areas, secure cable routing within the building.
Accommodation is also available for dedicated security operations for each tenancy, including control rooms, equipment rooms, gatehouse, courier, reception and mail screening areas.
