At its heart, 80 Ann is a design that feels most at home in a new world city in the subtropics, embracing the opportunity to infuse lush plant life and biophilic design elements into every aspect of the experience. From the impressive street presence to the breathable, light-filled spaces within, the designers have prioritised lush landscaping and the use of Australian native planting. First impressions of walking into 80 Ann are more closely aligned to a hotel or resort, thanks to the permeable ground plane that make the space feel welcoming, open and alive.

Creating the balance between a rich history and a bright future.

Inspired by the traditional covered marketplace that once stood on the site, 80 Ann achieves balance of form by using large setbacks and vaulted ceilings to bring the light in. Our vision is to create a new and authentic part of the city through the preservation of historical features, materials and forms, while also ensuring easy access and movement through a contemporary, urban site.

80 Ann is designed for supercharged collaboration, offering superior connectivity and ‘breathable’ spaces for improved wellness and focus. Our approach has been to create a very ‘New Queensland’ workspace, built on the core design features of abundant light, natural space and local greenery.

In line with the Brisbane City Council's initiative to encourage "buildings that breathe”, 80 Ann also features 100% Australian native planting throughout the site, with over 60% of the species coming directly from the Brisbane bioregion. The three breathable floors function as the building’s ‘verandas’ promoting mixed-mode ventilation, while the ground plane features over an acre of public green space, including an urban garden and bush tucker garden.

80 Ann is also home to bee colonies and a container deposit scheme, all working to improve the circular economy of the project. An industry leading education program helps suppliers contribute directly to initiatives that improve the circularity of resources, reducing waste and landfill element.
