Mirvac celebrates construction commencement at 80 Ann Street in Brisbane
Mirvac Group (Mirvac) [ASX: MGR] and co-owner M&G Real Estate have today announced that demolition and civil works are complete and construction is now underway at their landmark building, 80 Ann Street in Brisbane.
Set to become home to Suncorp’s new headquarters, the world-class office tower will be one of Australia’s smartest buildings, embracing industry-leading technology, sustainability and flexibility, setting a new benchmark for Brisbane’s premium office market.
An official ceremony was held today to celebrate the construction milestone. The event was attended by the Hon. Trevor Evans MP, Federal Member for Brisbane; anchor tenant, Suncorp; and Mirvac.
80 Ann Street spans 35-levels incorporating over 60,000 square metres of premium-grade office space. The project will revitalise the historic Brisbane Fruit & Produce Exchange on Turbot Street and deliver a dynamic new destination for Brisbane, due for completion in 2022.

Suncorp has pre-committed over 40,000 square metres of space at 80 Ann Street, which equates to approximately 66 per cent of the building’s total net lettable area.
Suncorp’s Acting CEO Steve Johnston said that it was important that its new Brisbane office reflected Suncorp’s strong Queensland heritage.
“Suncorp has been providing Queenslanders with financial services for over 100 years, and the development of our new headquarters demonstrates our ongoing commitment to Queensland. We are pleased to be partnering with Mirvac on this important project, as they help us bring together our people from across three city locations into a modern and collaborative workspace,” he said.
The design of 80 Ann Street reawakens a significant piece of Queensland history, delivering an ultra-modern commercial tower that celebrates and revitalises the heritage marketplace. Designed by global architects Woods Bagot, the building will be seamlessly integrated into the surrounding neighbourhood improving pedestrian permeability through the site. The new precinct will include an urban retail lane, an eat street, and shared spaces for meetings, remote working and events, creating an activated, welcoming destination for the community.
Woods Bagot has responded to Queensland’s unique local context using applied design thinking specific to the climatic conditions of the city. Optimising Brisbane’s natural daylight and fresh air, the design includes flexible, large floorplates with wide structural spans, minimal internal columns and enhanced access to daylight and views. Suncorp’s levels are connected by stairs and atria – creating interconnected communities up the building’s spine.
Woods Bagot principal and design director, Domenic Alvaro, described the design as drawing on the architecture of a typical Queenslander.
“People working and visiting here will enter the building through the urban garden, which is part of the public domain, up the stairs and onto the verandah. An operable façade flanks the verandah providing connection to the garden below and allowing natural light and air to permeate the building.”
80 Ann Street will be one of the most intelligent buildings in Australia, delivering a new benchmark of services that go beyond premium-grade to future-proof the workplace. The tower will have an Integrated Communications Network for all base building services that will facilitate better building management and enable flexibility for tenants. 80 Ann Street will also have electric vehicle charging stations in its basement and a smart visitor management system to enhance the customer experience.
80 Ann Street is targeting a suite of high performance sustainability ratings including 6 Star Green Star, 5 Star NABERS Energy and 4 Star NABERS Water ratings as well as a Gold Shell and Core WELL Certification.
Wellness facilities have been integrated throughout the development including best-in-class end-of-trip facilities, bike parking, lockers, and a towel service. The precinct will also have 120 car parking spaces.
80 Ann Street has over 11,000 square meters of premium grade commercial space available for lease across levels eight to 12.
